Here's a look at what's happening in the Greater LA real estate market this month, plus a quick note from the neighborhood. If you or anyone you know is thinking about buying or selling, I'm just a call or text away.
As of August 2026 (latest data available from the California Association of REALTORS®).
What it means: Mortgage rates ticked up to a one-year high this month, and it's cooling activity a bit — sales volume across Southern California dipped about 4.8% from a year ago. But prices are still holding firm and inching higher, and homes are still moving in under a month on average. For buyers, that means slightly less competition and a bit more room to negotiate than we saw earlier this year. For sellers, well-priced homes in good condition are still finding buyers quickly — it's the overpriced or dated listings that are sitting.

As a La Cañada Flintridge family myself, I like to use this space to spotlight what's happening in one of the communities I love serving. La Cañada High School continues to be one of the region's standouts, ranked #8 among all Los Angeles-area high schools and #22 statewide by U.S. News & World Report — a great reminder of why families continue to seek out this pocket of the foothills.
On the calendarMontrose's 47th annual Oktoberfest is coming up fast — Saturday, October 3rd, 12pm to 10pm along Honolulu Ave. It's free to attend and draws a big crowd (about 20,000 last year) for German food, music, rides, and a dedicated Kids' Zone, hosted by the Montrose-Verdugo City Chamber of Commerce. A fun one to put on the family calendar this weekend.
Curious about the La Cañada Flintridge market specifically — home values, what's listed, or what your home might be worth today? Just reach out and I'll put together a free, no-obligation snapshot for you.
I'd love to help — no pressure, no scripts.
